Level of finishing of Grand Sirena apartments:

The level of finishing of the three buildings will be in accordance with the highest construction standards and will incorporate substantial outer wall insulation. All apartments will have full air conditioning and windows will be double glazed, with wood-effect frames. Tiledfloorings. Solid internal walls, smooth-plastered and painted. Ceilings smooth plastered and painted white. Each apartment will have quality wooden doors and a solid front door with security locks. Telephone, TV and Internet cable connections will be installed.

Furniture:

The apartments will be sold fully furnished, like the showroom, ready to be rented out:

Kitchen:
Kitchen board with built – in cupboards, fitted cooker with oven, extractor, refrigerator, sink with fitted taps. Kitchen items.

Living room:
Kitchen table with chairs, extendable sofa, coffee table, TV + DVD/CD.

Bedroom:
Double bed, two night tables, wardrobe, Dressing table with mirror,

Bathroom:
WC tank, sink, mirror, shower cabin. Bathroom accessories.

Maintenance of the building and its communal areas

The annual maintenance fee is 11 euro/ sq.m. + VAT and will cover the following:

Maintenance of communal areas, gardens and swimming pool
Maintenance, cleaning and electricity bills for the common parts (corridors of the block)
24-hour security
Standard repairs occuring from normal use

Payment plan
1. Reservation deposit – 2000 EUR
2. 50% - 10 days after signing the preliminary contract
3. 50% - on signing the Title Deed

Leasing

We offer to our clients the opportunity to buy an apartment at the holiday complex “Grand Sirena” using the option for leasing.

Conditions:

The amount for leasing cannot exceed 50% of the total price of the apartment. Administration fee of EUR 500 of the leasing sum will be added.

An interest of 4% will be calculated yearly and will together with the administration fee be added to the original price and will be stated in the title deed.

The leasing runs in 3 years with 2 yearly installments.

The title deed will be handed to the buyer when all installments are fully paid, but after paying the 50 % of the total price, the buyer can be granted early access.

The buyer can in any time get the title deed, if he pays the outstanding balance on the leasing agreement.

If the buyer can’t fulfill his obligation to pay the installments, and if he doesn’t take action on the advice to pay in 60 days, the seller has the right to cancel the contract. In this case, the whole amount paid by the buyer will be remunerated to him, with a deduction of 30 % of the original amount on the preliminary contract.

The renting guarantee lapses, when the leasing model is used.
